
JBE has just launched The Commodore Condo at Canberra. It will be available for purchase in Q3 2021. The Commodore parcel A, which spans 13,315.3 m2 in area, can accommodate up to 220 residential units. JBE won Parcel A. Oasis developed submitted the highest bid at $129.2million or $644 per square foot per year. Parcel B attracted four bids. UOL-controlled United Venture Development (2020), placed the highest bid at $270.2 million, or $650 per ft ppr.
It is only a 2-minute walk from Canberra MRT to the Commodore. There are 220 units in total. The building has a basement parking garage and a full condo facility.
A few minutes away are many amenities such as restaurants, entertainment, and shopping malls. New amenities will be available to the Commodore residents, including Canberra Plaza, a new neighbourhood center that includes shops, a supermarket and enrichment centres as well as a childcare and education centre.
The Temporary Occupation Permit (TOP), which has a 99-year term, is expected to be available in 2025.

Stations for trains
We’ve already mentioned that the Commodore at Canberra can be found 200m from Canberra MRT. Five train stations will take you to Bishan Interchange from Canberra MRT Station. From there, you can access the Circle Line, which connects you to the North-East Line and Downtown Line.
Three stops will take you to Woodlands MRT station. This is where the much-anticipated Thomson-East Coast Line is being built. It will take you just a few minutes to walk from the North side of Singapore to the East by 2024.
Staying at The Commodore Canberra will allow you to take advantage of the new rail line developments.
Bus services
These buses serve the area from bus stops located near The Commodore in Canberra, particularly along Canberra Drive: 169, 169A and 117.
Bus 169 runs in two directions. It goes from Woodlands Temporary Interchange (Ang Mo Kio Interchange) and vice versa. You can take bus 169 to the stop just outside the condominium. It will take you to Yishun MRT station and Mayflower Secondary School.

2. Bukit Canberra
Bukit Canberra is a five-minute walk from The Commodore. Residents of The Commodore can enjoy facilities such as an indoor sports hall and a hawker center, as well as a polyclinic and a senior care center. There are also green spaces for community farming, and lifestyle-related amenities for the community in a naturalistic setting. The Commodore residents will be able to enjoy a unique integrated sport and community hub starting in the first half 2020. This hub will be open in phases.
Bukit Canberra was designed around the existing terrain. It highlights the hilly characteristics of the vegetation and integrates with other facilities to enhance biodiversity and greenery. This allows users to enjoy the hub’s unique features in a natural setting, while also bringing them closer the flora, fauna, and flora.
A buffer forest will be maintained around Bukit Canberra to preserve the existing vegetation. It will be planted gradually to allow it to mature into a tropical secondary forest with thriving biodiversity. There will be running trails that vary in difficulty and offer a variety of experiences. The Fruit Orchard & Food Forest will feature a range of fruits trees and food plants. Community members will also be able grow their own plants in the community garden.

3. North South Corridor
The North South Corridor (NSC), which is Singapore’s longest Transit Priority Corridor will be available to residents of Commodore. It features dedicated bus lanes and cycling trunk routes, as well as pedestrian paths. This corridor serves public bus commuters, active mobility users, and pedestrians. It will connect the Northern region to the city center once it is completed. It is currently slated to complete the North-South Corridor, which spans 21.5km and connects the city with the northern region by 2026
This corridor will reduce traffic congestion on the CTE as well as major arterial roads like Thomson Road and Marymount Road.
The corridor was designed to help us achieve our car-lite vision. It offers a pleasant commute for bus commuters. Bus commuters can expect to reduce travel time by using dedicated bus lanes and bus priority signals.
NSC will be beneficial to pedestrians and active mobility users via the bicycle trunk routes and pedestrian trails. These will be connected to the Park Connector Network, as well as local cycling paths within HDB communities along the entire corridor. This will improve connectivity for pedestrians and active mobility users.

Residents of Commodore can walk to the new Canberra Plaza or take 1 train ride from NorthPoint City, a massive shopping center, or just 2 minutes to Sembawang Shopping Centre.
Sembawang Shopping Centre can be found within a 2-minute walk. Giant Hypermarket, located at basement 1 of the mall, will be a great place to get groceries. Brands Outlet by TFSS and Bata, Cotton On, as well as Sorella are some of the fashion brands that you will find. You can also find hair services such as Alan & Guys and Kcuts. You can also stock up at Pet Lovers Centre on pet supplies and visit the private clinic to meet your healthcare needs.

Draft Master Plan for Sembawang (2019)
A master plan is a guide which strategizes land and property development in a particular area for at least the next ten years. The draft master plan for Sembawang, which was announced by the Urban Redevelopment Authority (URA), will impact Canberra residents.
Land Bid
Two more condo land bids near Canberra MRT have been made. Canberra Drive (Parcel A), at a bid of almost $129.20million, or $644 per square feet per plot ratio (psf per plot ratio) from Oasis Development (controlled by boutique developer JBE Holdings Group). It can produce approximately 220 homes.

Four bids were received for the Canberra Drive (Parcel B), next to which United Venture Development (2020) was controlling. The highest came from UOL Group, United Industrial Corporation, and Kheng Leong Company. Their $270.2 million bid works out at $650 per square foot per year. This site could yield approximately 455 homes.
According to property consultants, the average selling price for the Canberra Drive parcels is $1,400 per square foot. Both parcels will break even at $1,140 per square foot, assuming the bid price.
Both are located close to Canberra MRT Station, on the North-South Line. Other amenities include Sembawang Shopping Centre or Canberra Plaza.
